November Market Recap: Rising Inventory and Seasonal Balance Across the Region
As November wraps up and we head into winter, real estate activity across Montana and the Inland Northwest continues to show a trend toward balance. Inventory has increased in nearly every market we serve, giving buyers more options than they’ve had in recent years. Prices, meanwhile, are adjusting in line with seasonal patterns, while overall sales activity remains steady or improving in many areas. Here’s a look at how each county performed this month.
Flathead County, Montana
Flathead saw one of the strongest bumps in sales this month, with activity up nearly 24% from last November. Prices softened—most notably in the average sale price—but inventory continues to expand, offering buyers more flexibility. The luxury market remained active with a solid increase in $1M+ sales.
Lake County, Montana
Lake County had a quieter month, with fewer sales and notable price adjustments across the board. Inventory, however, continues to rise, giving buyers more choices than they’ve had recently. Luxury activity slowed, which is typical for this time of year.
Missoula County, Montana
Missoula’s market held steady, with a modest increase in sales and a significant rise in available homes. Prices dipped slightly, creating a more approachable landscape for buyers heading into winter. Luxury sales were limited this month, but overall demand remains stable.
Ravalli County, Montana
Activity in Ravalli County improved, with sales up over 12% from last year. Prices, however, eased compared to last November, reflecting shifting buyer preferences and increased supply. With inventory up nearly 50%, buyers can take more time in their search compared to last year’s fast-paced environment.
Lewis & Clark County, Montana
Lewis & Clark continued its steady momentum. Sales increased slightly, and pricing remained relatively consistent overall. Inventory is up significantly, helping push the market toward better balance while still keeping demand healthy.
Lincoln County, Montana
Lincoln County saw a level number of sales compared to last year, though prices adjusted downward. Inventory rose considerably, creating opportunities for buyers looking for value-driven properties across this scenic region.
Kootenai County, Idaho
Kootenai County stood out this month with rising sales and strong price growth. Unlike many surrounding markets, inventory dipped slightly—keeping competition healthy and supporting price increases. Despite fewer new listings, market activity remains robust.
Spokane County, Washington
Spokane’s market continues to normalize. Homes are spending more time on the market and inventory levels rose significantly, offering more breathing room for buyers. Prices held steady, and sales increased slightly—signs of a more balanced environment taking shape.
