As we move into fall, real estate markets across Montana, Idaho, and Washington are showing a mix of steady growth, increased inventory, and shifting buyer activity. Here’s a look at how our regions performed this September compared to last year.

Flathead County continues to show strong momentum, especially in the luxury market. Overall sales ticked up slightly, while the average sale price climbed notably to just over $1 million. With inventory up more than 50%, buyers have more options heading into the colder months — but competition remains steady for well-priced homes.

Lake County

Lake County saw one of the biggest jumps this month, with both sales and prices rising significantly. Luxury sales tripled from last year, reflecting the area’s growing appeal for high-end buyers drawn to its scenic lakefront properties and relaxed pace of life.

Missoula County

Missoula’s market stayed active, with a healthy increase in total sales and a notable rise in available listings. Prices held fairly steady year-over-year, signaling a balanced environment where both buyers and sellers have opportunities.

Ravalli County

In the Bitterroot Valley, Ravalli County experienced fewer overall sales this September, though median prices remained stable. Inventory is up sharply, offering more breathing room for buyers after several years of tight supply.

Lewis & Clark County

Lewis & Clark County stood out with one of the strongest gains in sales activity — up more than 50% from last year. Prices also climbed, reflecting steady demand across a growing inventory.

Lincoln County

Lincoln County saw a modest rise in sales and a healthy increase in available homes, even as prices adjusted slightly downward. It’s a market where value-driven buyers are finding more opportunities than in years past.

Kootenai County (ID)

Across the border in North Idaho, Kootenai County’s market remains resilient. Sales increased and pending activity rose, showing continued buyer interest despite a slight dip in total listings. With prices holding steady, this remains one of the most competitive markets in the region.

Spokane County (WA)

In Spokane, more homes are hitting the market and selling a bit slower than last year, giving buyers more time and choice. Prices dipped slightly, but overall demand remains healthy — a promising sign for a more balanced market ahead.
